MAINTENANCE OFFICER

Responsibilities

Maintain sufficient inventories of tools, parts and supplies in order to properly maintain the property.
Maintain systems for monitoring and tracking service request, preventive maintenance work performed, compliance with Hazard Communication program requirements, compliance with safety requirements, supplies and parts inventories, purchases, and turn-key operations.
Assist property manager with preparation of maintenance operating budgets in accordance with management / company objectives. Assist with preparation of reforecast as required.
Work with property team to adhere to budgeted cost parameters.
Regularly inspect property for safety and security issues, but not limited to non-functioning lights, grounds and trip hazards, exposed wiring and the likes.
Make periodic inspections of assigned facilities to determine condition; diagnose problems and initiate necessary action, plans and schedule routine maintenance.
Ensures that all safety inspections are completed as required and ensure adherence to company key control policies.
Estimate material and labor costs.
Establish work priorities and issue work orders.
Work with maintenance staff to ensure that maintenance issues are dealt with a timely manner and that proper follow-through is done.
Work with property managers to conduct regular safety meetings and ensure compliance with all local safety regulations.
Plan and develop work/staffing schedules, equipment usage schedules, and procedures for work unit, coordinates and monitor status of work requests.
Ensure that all hazardous materials are properly labeled, stored, and handled.
Complete property maintenance tasks and responds to property services requests such as repair and maintenance of property plumbing, electrical, mechanical and security systems.
Ensure adherence to company safety standards, policies and procedures.
Requirements
Candidate must possess at least a Bachelor's/College Degree , Post Graduate Diploma / Master's Degree, Professional License (Passed Board/Bar/Professional License Exam), Post Graduate Diploma / Master's Degree, Engineering (Electrical/Electronic), Engineering (Industrial), Engineering (Mechanical), Engineering (Environmental/Health/Safety), Engineering (Mechatronic/Electromechanical) or equivalent.
At least 5 year(s) of working experience in the related field is required for this position.
Preferably Supervisor / 5 Yrs & Up Experienced Employees specializing in Engineering - Mechanical/Electrical Engineering or equivalent
